Commercial Tenant Improvements in Kelowna

By Oak and Ivory Building Co • October 15, 2026

Opening a new space, or reworking the one you have? Oak & Ivory delivers commercial tenant improvements across Kelowna and the Okanagan — designed and built by one team, under one roof. We handle the drawings, the permits, the trades, and the inspections, so your space opens on schedule and works for your business from day one.

What sets us apart from a typical TI contractor: we are an IDC-certified interior design firm and a licensed general contractor. Your fit-out is not just built to code — it is designed to move customers, support your team, and reflect your brand, by the same people who build it.

What a Tenant Improvement With Us Includes

A commercial tenant improvement (TI) adapts a leased or owned commercial space to fit your business. Whether you are taking over a bare shell or reconfiguring an existing unit, we manage the whole scope:

  • Space planning and design. Layouts that guide customers, support staff flow, and meet your operational needs — drawn by a certified designer.
  • Walls, glazing, and ceilings. Partitions, glass meeting rooms, and ceiling systems built to commercial standards.
  • Power, data, and lighting. Coordinated with licensed electricians and planned around how your space actually operates.
  • Finishes and millwork. Durable, brand-aligned surfaces, custom casework, and the details that make a space feel finished.
  • Permits and inspections. We coordinate City of Kelowna tenant improvement permits and staged inspections on your behalf.
  • Trade coordination. One point of contact managing every trade, timeline, and decision from kickoff to handover.

Spaces We Work On

  • Offices. Workspaces that balance focus, collaboration, and a strong first impression — from open-plan buildouts to private meeting rooms.
  • Retail. Layouts that move customers naturally toward product, with display, storage, lighting, and durable, brand-standard finishes.
  • Hospitality and restaurants. Spaces that balance atmosphere with capacity, staff flow, and the practical demands of service.
  • Professional and medical suites. Functional, welcoming interiors built to the standards your practice requires.

We also take on the smaller commercial projects that larger construction firms often decline — a focused refresh is as welcome as a full fit-out.

How Our TI Process Works

  1. Consultation and scope. We talk through your business, your lease timeline, your budget, and how the space needs to function — including how you keep operating during the work.
  2. Design and drawings. Space planning, finishes, and the drawings your permits and trades will build from — made with both your brand and commercial code in mind.
  3. Permits and scheduling. We coordinate tenant improvement permits with the City of Kelowna and sequence the trades around inspections and, where possible, your operations.
  4. Build. Our licensed team manages every trade and stage, with clean, safe sites and transparent communication throughout.
  5. Handover. You open on schedule, in a space built to work as hard as your business does.

Permits, Code, and Compliance — Handled

Commercial spaces carry requirements residential projects do not: accessibility standards, commercial building code, occupancy and fire regulations, and often landlord or strata approvals on a leased space. As a licensed general contractor, managing these approvals and inspections is part of our job — and because we design with these rules in mind from the start, they do not surface as expensive surprises mid-build. You get a space that passes inspection and protects your business, without chasing paperwork yourself.

Why Oak & Ivory for Your Tenant Improvement

  • Design and build under one roof. IDC-certified designer and licensed GC in one — no gap between the plan and the build.
  • Design that works as a business tool. Your space is built to perform, not just to code.
  • Cost-plus transparency. You see every real cost — materials, trades, permits, fees — with no hidden markup.
  • One point of contact. We coordinate everything through our project management, so you can run your business while we build.
  • Proud member of the Canadian Home Builders' Association.

Commercial TI Questions, Answered

How long does a tenant improvement take in Kelowna?

It depends on scope and permitting, but most tenant improvements run several weeks from permit to handover. Timeline is driven by the size of the space, how much is changing, and the City of Kelowna permit and inspection schedule. We give you a realistic timeline up front and sequence the work to protect your opening date.

Do you handle the permits?

Yes. As a licensed general contractor, we coordinate City of Kelowna tenant improvement permits and book the staged inspections as part of the project.

Can you work around our business hours?

Where the scope allows, we phase disruptive work and schedule around your operations to keep downtime — and lost revenue — to a minimum. We plan this into the schedule from the start.

Do you take on smaller commercial projects?

Yes. We take on focused refreshes and smaller fit-outs that larger firms often decline, with the same certified design attention as a full buildout.

What areas do you serve?

We serve Kelowna and the wider Okanagan, including West Kelowna, Lake Country, and surrounding communities.

Choosing an exterior paint colour is one of the highest-stakes decisions you can make for your home—and one of the easiest to get wrong. Unlike an interior wall you can repaint in a weekend, an exterior repaint is expensive, disruptive, and visible to the entire street. Here in the Okanagan, there is an added layer most colour advice ignores: our light. I am Danielle, a certified interior designer in Kelowna, and here is how I walk clients through choosing a colour that still looks right in three years, not just on the paint chip. Start With What You Cannot Change Before you look at a single colour, take stock of your home's fixed elements—the things you are not repainting. Your roof, your stone or brick, your window frames, your driveway, and even your established landscaping all have undertones that your new colour has to live alongside. The most common exterior colour mistake is choosing a beautiful colour in isolation and then discovering it fights with the roof. Photograph these elements together and keep them in front of you the whole time. Understand LRV (This Is the One Most People Skip) LRV, or Light Reflectance Value, is a number from 0 (black) to 100 (white) that tells you how much light a colour bounces back. It matters more outside than inside, because exterior light is far more intense. A mid-tone grey that looks sophisticated on the chip can wash out to a flat, chalky non-colour under full Okanagan sun—or a soft greige can suddenly read pink. As a rule, a colour reads two or three shades lighter outdoors than it does indoors, so if you love a colour on the chip, you usually want to go one step deeper for the exterior. Test on the Actual House, at Different Times of Day Never commit to an exterior colour from a chip or a screen. Paint a large sample—at least two feet square—directly on your home, on more than one side, and look at it in morning light, harsh midday sun, and evening shade. Our light shifts dramatically through the day here, and a colour that looks perfect at 9 a.m. can look completely different at 6 p.m. This single step prevents the most expensive mistakes. Build the Whole Palette, Not Just the Main Colour A finished exterior is never one colour. It is a coordinated set: the main body or siding colour, the trim, the front door, the garage door, and ideally a nod to the roof tone. Getting these to work together is where most DIY colour choices fall apart—the body colour is fine, but the trim is too stark or the door clashes. A proper palette treats all of these as one decision. Why the Okanagan Is Different Our high-elevation, high-UV light is genuinely different from the softer, greyer light most national paint guides are written for. Colours here run cooler and brighter under the sun, undertones get exaggerated, and our landscape—sage, rock, lake, and vineyard tones—sets a backdrop that not every palette flatters. A colour scheme built for a Vancouver or Toronto home will not always translate to a Kelowna hillside. That is exactly why I created a set of exterior palettes designed specifically for Okanagan light. The Shortcut: Designer-Curated Okanagan Palettes If you would rather not gamble on the most visible decision your home will make, I have done the work for you. My Okanagan exterior paint palettes are curated colour schemes—each one includes coordinating body, trim, door, and roof guidance, chosen to perform under our specific light. They are instant PDF downloads, so you can start today. If your home has tricky fixed elements or you want a scheme built around your exact house, my custom colour service handles that too—you send photos, I build the palette. And if you would rather have a professional make the whole call in person, that is what colour consulting is for. However you get there, the goal is the same: a colour you will still love long after the ladders are gone. Browse the Okanagan Exterior Palettes → Book a Colour Consultation →
