  • What is design-build, and how is it different from hiring a designer and a contractor separately?

    Design-build means one team handles both the design and the construction of your project, from the first concept to the final walk-through. When you hire a designer and a contractor separately, you become the go-between—relaying messages, absorbing the cost of miscommunication, and managing two parties who do not work for the same team. With design-build, the person who designs your space is the same person accountable for building it, so nothing gets lost in the handoff.

  • How does budgeting work on a design-build project?

    We use a cost-plus budget model, which means you see every real cost as it happens with no hidden markup. Because we design and build under one roof, design decisions are made with the construction cost already in mind—so you are far less likely to fall in love with a plan you cannot afford to build. Your actual investment depends on the size and scope of your project, which we walk through together during your consultation.

  • How long does a design-build project take?

    Timelines depend on the scope—a single room moves faster than a whole-home renovation. Because design and construction flow continuously with no handoff delay between two separate companies, design-build projects often move more smoothly than split arrangements. We give you a realistic timeline up front and keep you updated at every stage, so you always know what is next and when you can use the space again.

  • Do you handle permits and inspections?

    Yes. As a licensed general contractor, we manage the City of Kelowna permit applications and coordinate all inspections as part of the project. Structural, plumbing, and electrical work generally requires permits, and handling that paperwork is our job—not yours.

  • What areas do you serve?

    We work throughout Kelowna and the entire Okanagan Valley, including West Kelowna, Lake Country, Vernon, and surrounding communities. We take on both residential and commercial projects of every size.

  • Do you offer free consultations?

    Yes. Your initial consultation is free and comes with no obligation and no pressure. Whether you have a full renovation in mind or just don't know where to begin, it's the perfect place to start—we'll tell you honestly where things stand and what your options are.
