How to Create an Air BNB: your guests will remember.

Travelling is a luxury that everyone enjoys, but sometimes it's difficult to go far due to the increasing cost of living creating an uptick in the infamous staycation. Airbnb's are a growing trend and a great way to earn passive income. Our team at Oak and Ivory has constructed many Airbnb properties, and we've compiled a list of the top ten things to include to create an unforgettable experience for your guests and maximize your potential income.

1. High-quality amenities such as toiletries, towels, and linens.- Arriving at your Airbnb and jumping onto the bed to relax can be unbeatable, especially when the linens are high quality. Little touches like plush towels and 150-thread count sheets can make a big difference. Luxury linen duvets and sheets are an excellent option when choosing bedding for many reasons. For upscale bedding, they have been

the go-to for years. The intricate woven structure of the linen fabric creates a soft, comfortable feel that is thicker and longer-lasting than cotton. These durable sheets get even softer with each wash and can endure for years, an essential element for bedding when washed multiple times. In addition, it keeps you cool in warmer months and cozy as ever in the colder months. Its beauty and quality is unmatched.

2. Technology such as a smart TV, sound system, and reliable Wi-Fi.- When creating a comfortable vacation experience for your guests, it's important to incorporate technology that provides them with the conveniences of home. Here are some ideas to consider:

  • High-speed Wi-Fi is essential for guests who need to stay connected and productive during their stay.

  • A smart TV with streaming capabilities and a reliable sound system can also add to the overall comfort of their stay.

  • To ensure a hassle-free experience, provide clear instructions on how to use the technology and troubleshoot common issues.

  • Charging stations and outlets throughout the living space can make it easy for

guests to keep their devices powered up.

Remember, even though your guests may be away from home, they still need to be productive at times. Having a reliable Wi-Fi connection can help them complete their work. Additionally, a smart TV can provide entertainment for quieter evenings while charging stations and outlets can keep their devices powered up. Incorporating these simple ideas can help create a memorable experience for your guests.

3. Give away gifts and useful items- Imagine arriving at your air B&B and being greeted with a bottle of wine, chocolates, craft beers, and local snacks. Making sure your guests experience some of the local favourites will set you apart from others. You can stock up on coffee and tea in the morning, handmade soaps, and local shampoos to give your guests a more personalized experience. Creating a QR code that your guests can scan to access your wifi, discover all the fun local spots in the area, and get recommendations for attractions and activities can be another added touch to ensure your guests will have an unforgettable experience in your Air B&B.

4. Keep them busy- One of the best ways to provide an exceptional Airbnb experience is to incorporate activities into your property's design. A bocce court, sauna, or fire pit can

genuinely elevate your guest's stay. Only some people want to venture out and spend money on local activities, so having options available while staying in is nice. Consider providing a selection of books, magazines, or games for guests to enjoy during their downtime. Create an outdoor lounge area with a fire pit and pizza oven for a cozy evening. Offer bicycles and kayaks for guests to explore the surrounding areas. Or, my personal favourite, a hot tub to soak in after a long day of exploring.

5. Make it Unique- It's no secret that the most popular Air B&Bs offer a unique experience rather than just a place to stay. To pique people's interest, consider creating a theme that gives your guests an unusual yet fulfilling experience. Whether it's a relaxing tree house on stilts secluded in the woods, a hobbit house in a small town, or a glass dome under the stars, aim to make it unforgettable. Ensure that it serves well in all

seasons to generate revenue all year round. A great example is a tiny house in the woods with outdoor seating, a kitchen, games for the summer months, and a wood-burning fire, sauna, and snowshoes for the winter months. Remember the details! Adding unique touches like local artwork, handmade furniture, or special elements that reflect the theme can enhance the immersive experience for guests. By designing a unique and functional living space offering a unique experience, you can attract more guests and generate yearly revenue.

6. Style it appropriately- Furniture is an integral part of any living space, and it's important not to overlook its importance when putting together a beautiful build or short-term rental. Here are some tips to keep in mind:

Quality furniture is crucial, especially for rentals. Opt for sturdy materials and construction that will withstand wear and tear.

Choose furniture that is practical as well as aesthetically pleasing. For example, a wall bed that doubles as an office is a great way to maximize space and functionality.

Select pieces that serve multiple purposes to maximize your available space. Consider options like pull-out sofas or bunks with trundles to accommodate more guests.

Get creative with unique furniture options, such as barrel pods, to add an exciting element or provide additional sleeping arrangements.

Remember, the right furniture can elevate a room and create a comfortable, stylish living space. Don't underestimate its impact on the overall design.
